For many years there have been legislative attempts to license Property Inspectors. While they have failed for many reasons, CAR has always been opposed to tying the standards to their own governing body and attempts to limit liability. C.A.R. is taking active steps to implement a statewide private vetting service that will give members a choice of qualified home inspectors of the utmost quality, that have met our standards. This program includes background checks, minimum liability insurance, education, and identified vendors that are using best practices in the home inspection field.
With home inspection practice moving towards inspections when no other individuals are present, identifying inspectors with a clear background and who follow best practices is becoming increasingly relevant.
In addition, finding home inspectors that maintain liability insurance and are highly educated and trained is necessary to assure the public that they have a qualified home inspector.
The California Association of REALTORS® now has a list of Certified Home Inspectors for our REALTOR® members. Participants in the C.A.R. Certified Home Inspector program will have passed a background check and will have met the minimum E&O and Liability insurance requirement (minimum requirement of $100,000 policy). In addition, participants in this program will have met certain levels of training or education from a State or National trade Association such as CREIA, ASHI and InterNACHI or provide proof of 120 hours of completed education from a reputable home inspection education service, for example, iGo Academy. After all requirements have been met, Home Inspectors will be awarded a certificate and badge for marketing purposes. These will be sent to the email attached to their profile.
