Legal Update
New Laws are coming in 2026 – check all the new laws here New Laws for 2026. They include: a C.A.R. sponsored law that requires HOAs to include within the standard package of HOA disclosures the most recent balcony inspection report; new requirements when advertising “digitally-altered” images; new disclosure requirements regarding “third-hand smoke;” and new rules pertaining to defensible space requirements. Plus, there is the usual spate of landlord/tenant laws, the most important of which, is the new requirement that landlords provide refrigerators and stoves as part of the duty to maintain a habitable property. Market Update
The U.S. economy continues to navigate through uncertainty as the government shutdown lingers on. Despite elevated inflation, slowing job growth, and ongoing government challenges, consumer spending is expected to remain resilient. Holiday sales, in fact, are projected to surpass $1 trillion for the first time this year. However, underlying risks are surfacing with job cuts reaching levels last seen since 2003 and consumer credit risk becoming increasingly polarized.
